A repeat specification across 186 apartments, held against a single reserved material batch so that the last unit handed over matches the show suite completed eighteen months earlier.

Project detail

Volume residential work has one dominant risk: the material changes partway through. Blocks were reserved for the full 2,900 square metres at the outset and drawn down across three shipments phased to the construction programme.

Two patterns were used — 48 mm honed hexagon on bathroom floors, 25 × 50 mm herringbone on the shower walls — both mesh-mounted so unit fit-out could proceed at pace with a local tiling crew.

Attic stock of 4% was included in the final shipment and stored by the developer for warranty replacements.
